​1. Initial Consultation

Let us know what you want to achieve, the finance you require to help you achieve your goals, over what time period, how quickly do you need this help and any other needs, priorities or potential issues you think we may need to be aware of.

2. Privacy Notice and Terms of Business

We will introduce ourselves, explain how we can be contacted, and provide you with our privacy disclosure and terms of business. If you wish to proceed, you will need to review, sign, and return a couple of forms to us. These forms, which can be accessed via the links to our Privacy Notice and Terms of Business, ensure clarity and transparency as we begin working together.

Once we have received your signed forms, we will immediately commence our enquiries with potential lenders who may be suitable for your requirements. Our thorough research process will continue throughout the next stages as we get to know you better and gather the necessary disclosures to provide tailored recommendations.

If, for any reason, we are unable to assist you, we will inform you promptly to avoid wasting your time or ours. In most cases, however, we can help and will provide an indication of the type of finance, rates, and fees that may apply. This will be based on the information you've shared with us at that point and will remain subject to lender assessments and any updates provided during the process.

3. Getting To Know You

This is the information-gathering stage, where we take the time to understand your needs in detail. It can be conducted via a face-to-face meeting, a Zoom, Teams, or Skype call, or over the telephone—simply let us know your preferred method when you make your initial enquiry.

The more information you provide, the better we can tailor our solutions to meet your requirements, ensuring a more efficient and effective finance process.

4. Your Disclosure

You will need to provide evidence of your identity and address, both personally and for your business (if applicable), along with financial disclosure. The specific requirements will depend on your finance needs, and we will guide you through what is required.

Honesty and transparency are essential in this process. Providing accurate and upfront information will help us ensure a smooth, efficient experience, allowing us to secure the most suitable financial solutions for you as quickly as possible.

5. Presentation of Your Options

After completing our research and lender enquiries, we will present your options in a document called a Table of Terms. This document provides a like-for-like comparison between the top 3–5 lenders we have sourced for you.

As an independent broker with access to all UK lenders, we use our extensive knowledge, experience, and cutting-edge technology—combined with strong lender relationships—to ensure we find the best solutions for you. One of our core values is "leaving no stone unturned" when it comes to identifying the most suitable finance options.

The commercial finance industry can be full of jargon, making it difficult to compare deals. We simplify this by using clear, plain language and standardising key terms, so you can easily understand and compare your options with confidence.

6. Lender Selection and Acceptance of Terms

You will select your preferred lender from the options presented and sign the Table of Terms to confirm your choice. 

Once the commencement fee is paid, you will receive your chosen lender's Indicative Terms, also known as an Approval in Principle.

7. Application

Once you have selected your preferred lender and paid the Broker Arrangement Fee, we can then submit a full application with all relevant supporting documentation, on your behalf.

If any additional information is needed, we will notify you promptly and we will work closely with you and the lender to seek approval efficiently.

8. Pre-Completion

Once your application is approved, several key stages take place before completion, which is when you receive your funds. We will proactively liaise with all relevant parties to ensure the process runs as smoothly and efficiently as possible.

Key Stages

  • Lender Review & Credit Assessment: The lender's underwriter will review your application and supporting documents. A full credit assessment will be conducted, with the depth depending on the lender and the type of finance requested. We will keep you fully informed.
  • Property Valuation (if applicable): If a property is being used as security, the lender may require a valuation. This could involve valuation fees, lender assessment fees, or a lender arrangement fee. Some fees may be added to the loan, deducted from the final amount, or payable upfront. We will explain your options clearly.
  • Solicitor Involvement (if applicable): You may need to instruct a solicitor. Some lenders allow joint representation with their solicitor, while others require you to appoint your own. We have a panel of firms that can provide quotes, though the final choice is yours. Once instructed, your solicitor will handle the legal process and liaise with you directly. However, we will remain in contact with all parties to help keep things moving efficiently.
  • Insurance Requirements: Any property used as security must be insured, and some lenders require themselves to be noted on the policy. If the lender's valuation determines a higher rebuild cost than your current policy states, an adjustment may be necessary. This is usually a straightforward amendment with your insurer, but we advise being aware of this early, particularly if you have tight completion deadlines.
  • Lease Reviews (if applicable): If commercial properties with tenants are used as security, the lender and/or solicitor will review lease agreements. Even if a lender initially accepts your application with copies of the leases, a solicitor may later determine they do not meet legal requirements, meaning updates could be needed before completion can proceed.

At every step, we will keep you informed, answer any questions, and ensure your application progresses as quickly and efficiently as possible. 

Depending on the type of finance, not all these factors may be relevant and there may be more or other factors not listed here. This list is not exhasustive, it just covers some of the key stages more commonly applicable. We will ensure you are fully informed upfront and throughout so you know what to expect with the type of finance you are acquiring.

9. Completion

Once all legal work is completed and a completion date is agreed with all parties, the process will be finalised. At this stage, any outstanding fees will be collected—either directly from you or deducted from the loan.

The net loan advance will then be released, and any applicable charges will be registered against the properties used as security. If personal guarantees or debentures are required, these will also be registered at this point.

The lender will confirm completion in writing and provide details of your first and subsequent payments (where applicable). We will be notified as completion takes place and will remain in close contact with all relevant parties to ensure everything proceeds smoothly and as expected. We are here to guide you through this final stage and answer any questions you may have.

10. Post-Completion

We believe in building long-term relationships with our clients, which is why we like to stay in touch with your agreement. As your financial situation evolves, whether due to changes in your business, personal circumstances, or market conditions, we are here to ensure that your finance arrangements continue to meet your needs. Our proactive approach allows us to provide timely guidance and explore opportunities to optimise your financial position.

When your finance is due for renewal, rate expiry, or the end of its term, we will review your current arrangements and help restructure your finance requirements.
